GI4: Legal Issues Facing Foreign Investors in the US with Ronald Rohde

Ron Rohde is a Mandarin Chinese speaking attorney who represents foreign investors in the US. His practice focuses on commercial real estate acquisitions such as multifamily, office, and warehouse transactions. He currently practices in Texas but is licensed in Florida as well. His experience guides investors through US law and tax treatment.
Ron’s clients like investing in the US because of the huge economic growth, there are always buyers available upon exit and the US is the largest capital market.
The majority of Ron’s clients invest in the US for asset preservation among other perks including; capital growth, hedging currencies and minimizing political risk. Ron works with a number of investors across Asia and many of these countries face currency controls. Ron assists clients to work around these potential problems.
Ron’s tips for success start off with building your US team (attorney, agent, accountant, property manager etc.) before you start looking for properties. As you start building your team, team members will suggest other potential team members (Ron provides introductions to accountants and lenders who work with international investors).
Ron provides; entity formation, contract review, financing review, due diligence, lease execution/negotiation, power of attorney to sign, compliance etc. He works with clients that are unfamiliar with US laws and helps to educate them and assist them with decisions.

GI3: Importance of Trustworthy Local Experts and Patient Capital with Dan Pepper

Dan has been a multifamily real estate investor for 12 years. He focuses on 20-150 unit communities in West Florida. In addition to investing, he & his partner Josh Diggs provide property management to out-of-town investors through their firm Palm Communities.
Palm Communities has worked with international investors with several properties they have managed. Dan stresses to his clients, the importance of trustworthy local experts and patient capital. He focuses on value investing and assists his clients by maintaining their properties, minimizing expenses while maximizing occupancy. He believes that there is not a “one property manager fits all” solution. Property managers are comfortable with certain property types and property classes. An “A” class apartment manager is not going to be the best fit for your “C” class community. Dan regularly suggests certain competitors when a client’s vision for their property is not the same as Palm Communities.
Dan’s company has successfully turned properties around for their clients, most recently a 48-unit complex that was purchased by a group of Venezuelan investors. Palm Communities handled the renovation, rental and advised the clients during the sale. In other instances, property owners hire Dan when their current managers have dropped the ball. Notably, a British apartment complex owner enlisted the services of Palm Communities after their occupancy went from over 90% to 40%. Dan’s firm handled outstanding maintenance issues and was able to return the property to a 90%+ occupancy in under 12 months.
Dan works with both domestic and international investors and suggests that investors speak with property appraisers and property managers before speaking to brokers.

GI1: INTRO Global Investors: Foreign Investing In US Real Estate with Charles Carillo

Welcome to the Global Investors Podcast. The Global Investors Podcast focuses on helping foreign investors enter the lucrative US real estate market. I interview investors, mentors and other industry professionals who have successfully built their businesses while working with foreign investors to create passive income.
A little background on myself, I purchased my first rental property in 2006, in Connecticut, where I am originally from, it was a 3-unit property and gradually added to the portfolio over the next few years while self-managing all of them. I moved to Florida in 2012 and hired a property management company, and I still own all of the units today. During that same time I was operating a payment processing business that I started in college and for 9 of the years I ran it, I worked mainly with international partners and clients.
When I started syndicating real estate deals; the first potential investors I spoke to were living and working outside of the United States, and they asked me questions about investing in US real estate and I realized that questions about buying, renting and managing real estate were straightforward to me and easily answered however being an investor based outside of the United States added another level of complexity that I knew nothing about. After searching the internet; I found that there was a ton very misleading information and I decided to launch a video Podcast that interviewed real estate professionals who have previously worked with international investors or were one themselves.
My idea was to design an episode format that would last 20-35 minutes and offer the listeners actual insight from seasoned professionals on their experience with foreign investing in US real estate. Allowing the listener to pinpoint where they should start and how they should proceed.
No matter if you are a first-time investor or you already own a portfolio, I know the knowledge you will gain from listening to the Global Investors Podcast will assist you in your real estate ventures.
Please bear with me through the first dozen episodes since I am not only learning more about real estate but also learning how to film a video podcast. The longer you listen, the better it gets, as I continually tweak the format. I wish you luck in all your real estate and business endeavors.
